Services Provided to Clients
The services provided are usually the initial Stages 1 and 2, or the full service depending on client's requirements and/or previous experience of building.
STAGE 1 - Sketch Design
STAGES 2A and 2B - Council and Cerifier Submission Documentation
STAGE 3 - Construction Documentation and Tendering
STAGE 4 - Administration of Contract during Construction
The services provided are usually the initial Stages 1 and 2, or the full service depending on client's requirements and/or previous experience of building.
STAGE 1 - Sketch Design
- Liaison with Council or Certifier and investigation of the site's development controls
- Site analysis: solar access, aspect, views, neighbouring properties, prevailing winds and bushfire considerations
- Liaison and engagement of external consultants
- Consultation with other Authorities
- Development of the Brief with client
- If required, measuring existing house and drawing existing floor plans and elevations
- Investigation of materials appropriate for construction
- Preparation of concept sketch plan and elevations
- Liaison and meetings with client to discuss and modify as required
- Design development of approved option and resolution of design
- Preliminary cost estimate prepared by quantity surveyor or builder
STAGES 2A and 2B - Council and Cerifier Submission Documentation
- Preparation of architectural drawings for Development Application and Construction Certificate
- Concept landscape, erosion and sediment control plans
- Specification
- Statement of Environmental Effects
- Bushfire assessment if required
- BASIX assessment
- Coordination of external cosultants' reports as required
- Sydney Water Building Plan approval
- Preparation of documentation and lodgment with Council and Certifier
- Acting as applicant on behalf of the owner
STAGE 3 - Construction Documentation and Tendering
- Advice on selection of builder
- Preparation of further documentation to enable builder to provide quotation, including preparation of schedules, electrical layout drawings, internal elevations, wet area details and construction details
- Preparation of a specification describing the quality of materials, finishes and workmanship necessary to complete the project in accordance with the drawings and the client's requirements
- Coordinate the work of consultants
- Meetings and liaison with client and builder
- Preparation of tender documentation for builder
- Calling of tenders with builders
STAGE 4 - Administration of Contract during Construction
- Supply the contract between client and builder
- Preparation of contract documents for signing by both parties
- Undertake periodic site inspections, check work in progress regarding design quality control, materials selection and performance as described in the contract documents
- Provide supplementary details and information
- Provide instructions to clarify contract documents where required
- Administer variations and obtain client approvals
- Provide the client with regular reports regarding time, cost and progress
- Meetings and liaison with client and builder
- Assess builder's progress claims and issue progress certificates
- Assess and approve claims for extensions of time
- Adjust prime cost and provisional sums included in the contract documents
- Prepare defect lists prior to practical completion
- Assess the final contract amount
- Inspection at end of Defects Liability Period
- Issue FInal Certificate on completion of all defects and outstanding work
